The Multifamily Applicant Risk Index (MAR Index) is published quarterly by First Advantage SafeRent and is now based exclusively on traffic credit quality scores from their statistical screening model (ScorePLUS®). This quarterly report provides property owners and managers in Portland-Salem with a benchmark with which to compare their portfolio’s performance. The first quarter national MAR Index, including studios, one-, two-, three- and four-bedroom units, was 98.

Office Investment Activity To Increase This Year In Portland

Office property performance in the Portland market will weaken further in 2010 as the metro recovers from high unemployment levels and three consecutive years of office-using job losses, according to the 2010 National Office Report by Marcus & Millichap, the nation’s largest real estate investment services firm. While local
Class A properties traditionally outperform Class B/C assets, the vacancy rate spread between these sectors narrowed from 620 basis points in 2007 to below 300 basis points in 2009.

Retail Vacancy Inches Up In Portland

Retail vacancy in the Portland-Vancouver metro will rise slightly this year as above-average unemployment weighs on store sales, according to the 2010 National Retail Report by Marcus & Millichap, the nation’s largest real estate investment services firm. Although job growth will resume and fundamentals should bottom in late 2010, the elimination of more than 70,000 positions over the past two years will keep foot traffic low and delay meaningful leasing activity

Oversupply In Portland To Weigh On Near-Term Market Apartment Fundamentals

PORTLAND, Ore. – Although the Portland-Vancouver economy will begin to recover late this year, challenges will persist as an above-average unemployment rate and oversupply of shadow stock weigh on absorption, according to the 2010 National Apartment Report by Marcus & Millichap, the nation’s largest real estate investment services firm. Elevated apartment completions and widespread layoffs have pushed vacancy to levels last recorded in 2003.

2009 will go down as one of the toughest years for the Portland economy since the early 1980’s, with only the Great Depression causing noticeably more pain. Portland Office Investors Target Select Submarkets

Steep job losses and record-high unemployment levels have taken their toll on Portland office fundamentals in recent quarters, with further weakening projected through the end of the year, according to a fourth-quarter Office Research Report by Marcus & Millichap, the nation’s largest real estate investment services firm. An office-using employment loss of 7.3 percent has outpaced total nonfarm payroll contraction during the past 12 months.
